WITTI Rental is HK$4,880 a year, and watches them daily
Up north, a fapiao.
Here, a tax return.
One system, both.
Hong Kong property tax and profits tax; mainland house tax, individual income tax and VAT. Every owner is worked out under their own regime and gets their own statement — and on the mainland side each month tracks whether the fapiao has been issued.

Sample data — not real tenant records · HK$ and RMB are never added together
Sound familiar?
- A notebook, a spreadsheet and a WhatsApp threadWho has paid, which lease is nearly up — three places to check before you know
- You remember the expiry date too lateMiss the review window and you have given away a year of rent
- Tax time is the worst week of the yearA year of receipts scattered everywhere, and your accountant sorts them by the hour
What WITTI Rental does for you
- Hong Kong and the mainland, on one screenBoth sides of the border in a single view — no second spreadsheet. HK$ in one block, RMB in another, never added together
- See who owes, the moment you open itWho has paid, who has not, and who paid only half and still owes the rest — without checking a single unit by hand
- Dreading the setup? It does that tooTell the assistant what you own and who rents it and it enters the data for you; photograph a lease and the fields fill themselves. Nothing is saved until you confirm
- Just ask itNo opening three spreadsheets. "Who hasn’t paid this month?" — ask in your own words, get the answer at once
- Lease expiry warningsRed inside 90 days, amber inside 180 — no rent review ever slips past you again
- Tax in one tap — all four regimesHong Kong property tax, Hong Kong profits tax, mainland individual (house tax + individual income tax) and mainland enterprise (VAT + house tax + corporate income tax). Each owner is computed under their own, with full-year statements on the spot
- Split by ownerUnits held under different names or companies? Each owner gets a clean set of their own
- Every document filedLeases, receipts, repair bills — photograph once, filed against the right unit, found in seconds

A figure means paid, "due" means still outstanding, "free" means a rent-free period. The Hong Kong block is in HK$ and the mainland block in RMB — the two are never totalled together.

Common questions
How do I keep track of rent across several units?
WITTI Rental gives you one rent grid: every unit is a row, every month a column. Paid shows the amount, unpaid shows an amber marker, a rent-free month shows grey. You stop cross-checking a notebook against a chat thread — one screen tells you who is behind and by how much, and a reminder fires on each unit’s collection day.
I own property in Hong Kong and the mainland — how are HK$ and RMB kept apart?
WITTI Rental treats them as two separate books from day one. Hong Kong units collect in HK$, mainland units in RMB, and the two are never added into a single figure: the dashboard shows two rings, and reports, charts and year-end statements come out separately. You see the whole portfolio on one screen without converting a rate in your head.
What do I need before I file my property tax return?
A Hong Kong property tax return needs the year’s rental income, deductible outgoings such as rates, and the figures split by owner. WITTI Rental builds that as you go: record each payment and receipt through the year, then generate the annual statement in one tap — by owner, by property, by month. Mainland units get their own RMB statement.
How many properties before this is worth paying for?
Honestly, one or two units are fine in a spreadsheet. WITTI Rental starts paying for itself at three or more, once remembering who paid and which lease expires next stops being something you can hold in your head. Owners and families with three to thirty units are who we build for — and any cross-border portfolio, whatever its size.
Can my staff help without seeing owner or bank details?
Yes. Staff permissions in WITTI Rental are scoped by property: a staff member sees only the units you assign, never owner records, bank details or portfolio totals. They can record rent, upload receipts and chase repairs, and every change is logged so you can see who did what. The Enterprise plan adds separate books per company.
Where does my data live, and who else can see it?
Your data is yours alone. Every WITTI Rental customer account is isolated — nothing is pooled with another landlord’s records. The email you leave here is used only for product news and to arrange a demo, and is never sold. Tenant information is personal data under Hong Kong’s PDPO, held only to run the service; you can export or delete it.
